Good to know
  • Extra goes straight to capital. Bond interest in South Africa is charged on the balance you still owe, worked out every month. Every rand you pay in early lowers that balance, so every month after it carries less interest.
  • Most home loans let you pay in extra without a penalty. Most SA bonds are variable-rate, and many are access bonds — you can take the extra back out if you need it. Fixed-rate bonds and some loans work differently, so check your bank’s terms.
  • Keep the instalment the same. After a lump sum, some banks lower the instalment instead of shortening the term. Ask yours to keep the instalment unchanged — that is what these figures assume.
  • The rate will change. These figures hold today’s rate for the life of the bond. When rates rise the saving from paying extra grows; when they fall it shrinks.
